Maharashtra Requires Aadhaar for Property Registrations to Combat Fraud

The state of Maharashtra has introduced a new mandate requiring Aadhaar authentication for the registration of immovable property documents, effective from October 1. This move aims to enhance the security and transparency of property transactions by curbing fraudulent activities and strengthening identity verification processes.

Revenue Minister Chandrashekhar Bawankule announced that the mandate applies to 63 different types of property registrations, including but not limited to sale, purchase, mortgage, and partition deeds. The primary objective of this requirement is to minimize impersonation and the use of fake documentation, thereby reducing human intervention in the registration process.

For individuals lacking an Aadhaar number, the government stipulates that they must provide proof of having applied for one, along with other government-issued identity documents. The information submitted by these individuals will be thoroughly verified before the property transaction can be finalized.

Special provisions are in place for minors and specific eligible categories to ensure that the absence of an Aadhaar number does not preclude children from accessing property registration benefits. This reflects the government’s commitment to making the registration process more inclusive and fair.

The Maharashtra government asserts that this new system is designed to make property registration more secure, transparent, and efficient, ultimately benefiting all parties involved in real estate transactions.
